Tenant Guide

When viewing a new rental property, it is important to check several things.

When you begin looking for a home to rent it is important that you consider exactly what it is you are looking for and what your expectations and requirements are.

Things to Consider

  • Condition

    When you view a property you should make notes of anything that may need improvement.  For example, does the property need cleaning or maybe flooring that needs replacing or rooms that need painting.  Then, when you come to make an offer you should request these things be done.

  • Furnished or Unfurnished

    If you seek a furnished or part furnished property you should decide on what furniture that is already in the property you wish to keep or possibly any additional items you may wish to ask the landlord to provide.

  • Utilities

    Who are the providers and how do you pay.

  • Heating

    Does the property have gas or electric heating? do you know how to operate this.  If the property has gas, ask to see the latest Gas Safety Certificate.

  • Outdoors

    If there is an outside space, who is responsible for maintaining it?

Once you are happy to proceed and make an offer, these are the next steps.

  • Suitability

    Quatremain & Co will conduct referencing checks through a professional referencing company. Each person named on the tenancy will receive an email invitation to a secure website where you will follow the simple instructions and upload your documentation.  They will do a credit check, employment check and look at previous rental history

  • Assured Shorthold Tenancy Agreement

    Quatremain & Co will prepare the tenancy agreement which is a legally binding contract between you and the landlord.  You must take your time and read this carefully as it sets out the terms for the period of your tenancy.

  • Deposit and Rent

    You will need to have paid all amounts due before you can move into your new home.  Your deposit will usually be four weeks rent and then you pay your first months rent in advance.

  • Inventory

    Quatremain & Co use the services of a professional inventory company to accurately record the condition of the property before you move in.  It is your responsibility, with the exception of wear and tear, to ensure that the property is returned in the same condition or better.  Any costs for damage can be claimed from your deposit.

  • Move In

    We will meet you at the property to handover the keys and answer any final questions you may have.
